18+ Legality of opening a S&M club in the UK?

Bit of a difficult one maybe but does anyone know or can anyone provide any legal information in regards to opening a S&M / club (no !!!!!!) & or likewise a swingers club (which would be let's say "more open") @ either a private or hired location. Do you require any licences? Is it legal in the first place? Would membership be the way forward? Aware of disclaimers already but want to know more on the legal side of running a place! Thanks
